This home is a beautiful rental in Curtis Park. I This home is a beautiful rental in Curtis Park. I wished I lived there because it’s got a great view, and natural light that would make my plants and myself very happy. My clients kind of thought the paint had turned yellow over the last 8 years it was rented, but that wasn’t the case, it was grease, and a lot of it. I cleaned it three times before I could get clear water. One photo highlights just how bad the paint was after cleaning. And the door..I wish I could say if was just the one door in the home that has many layers of latex over oil, but it’s everywhere. This unfortunately is so common in Sacramento. My favorite is when I go and do an estimate and point this out, and the potential client just doesn’t really believe me when I explain the amount of time it takes to fix it. These cabinets were primed with shellac and painted with Emerald Urethane. Done by hand because that’s what time and budget allowed. This weeks job was turning a very dreary basement This weeks job was turning a very dreary basement much less dreary. This basement had a white ceiling, tan walls and brown accents, making it look chopped up and dated. A lot of white painted woodwork was dirty and yellowed. The lighting still isn’t great, but it’s much brighter and all one color. The first photo is new siding. The bottom lap is l The first photo is new siding. The bottom lap is left free of caulking. The window casings are not caulked down the sides. Water can drain freely, moisture isn’t trapped, and the wood can contract and expand. This is how it should always be. The other photos are a different area of the home, with old siding, that was caulked in along with the sides of the window casings. Large amounts of caulking were used to fill big gaps. Before long, it twists, turns, cracks, traps moisture, causes wood rot. All I can do at this point is caulk it all again. If you get a bid from any contractor who wants to caulk in areas that have never been caulked and don’t need it. RUN!

I have hand primed it with oil primer, and the stuff we can buy in Sacramento is thick like mud and twice as sticky. I will never use it again. This one might be the death of me. Painters, do you ever have a job on your schedule that you dread for all the months leading up to it?

They don’t all pop off the page, but this one is l They don’t all pop off the page, but this one is looking 100% better than where it started. Likely hasn’t been painted for 40 plus years. Faded chalky paint now clean and ready for the Sacramento weather.
